Period homes, listed buildings and character properties require a fundamentally different approach to construction. The materials, techniques and regulatory framework are all distinct — and mistakes are rarely reversible.

We work sympathetically with existing buildings rather than against them. That means understanding lime mortar before specifying cement, recognising when original features should be preserved rather than replaced, and designing extensions that sit naturally alongside historic fabric rather than competing with it.

How we work

You should know what happens next.

Most people commissioning work of this size have not done it before, and the uncertainty is worse than the cost. This is the sequence every Mansouri project follows, and what we need from you at each stage.

  1. First conversation

    A call or a visit to understand what you are trying to achieve, the property, and roughly what budget you have in mind.

    What we need from you: Tell us the problem, not the solution. We would rather hear “the kitchen is dark and we never use the dining room” than a specification.

  2. Survey & feasibility

    We measure up, assess the structure and the services, and establish what is actually possible — including anything the property will not allow.

    What we need from you: Give us access, and share any drawings, deeds or previous survey reports you hold.

  3. Design & specification

    Layouts, materials and finishes are developed and drawn. You see the design before anything is priced, and we revise it until it is right.

    What we need from you: Say what you do not like. Design is quicker to change on paper than on site.

  4. Detailed quotation

    A full written quotation against the agreed design — itemised, with the specification attached so you can see exactly what is included.

    What we need from you: Read it properly and ask about anything unclear. A quote you do not understand is not a quote.

  5. Planning & approvals

    Where required, we prepare and submit planning, listed building consent or building regulations applications, and manage the process with the authority.

    What we need from you: Sign the applications. Then wait — this stage is the one we control least.

  6. Construction

    One team on site under one contract. You have a single point of contact throughout, with regular updates and a clear programme.

    What we need from you: Be reachable for decisions. Most delays on a site come from waiting on a choice, not on the work.

  7. Snagging & handover

    We walk the finished work with you, list anything that is not right, and put it right before we consider the job closed.

    What we need from you: Be critical. This is the stage to raise it.

  8. Aftercare

    We remain contactable after completion. Buildings settle, and occasionally something needs attention — we would rather you called us.

    What we need from you: Call us.
